Master plansHomesteadIP produced a graphic-oriented neighborhood master plan for one of the older sections of the City. The plan focused on protecting single-family neighborhoods from non-conforming uses, buffering single-family homes from buildings of over two stories, increasing pedestrian and bicycle connectivity, and recommending streetscape improvements. CIP priorities will be set and land development regulations will be revised based on the plan’s recommendations. North Bay VillageIP completed a master plan for the City of North Bay Village, a community of three islands connected by the Kennedy Causeway between Miami and Miami Beach. The Master Plan focuses on encouraging redevelopment, updating public water and sewer infrastructure, building community identity through urban design and improving/increasing recreational, cultural and civic facilities. Development of this citizen-driven plan included a three day charrette to create a vision for the community. Deerfield BeachIP completed a Redevelopment Plan for the City of Deerfield Beach’s Beach/Cove area that included urban design concepts, land use and zoning recommendations, enhanced pedestrian connections, parking solutions, and a new vision for aging hotels on their beachfront. Florida CityWhile providing realistic projects for redevelopment, the strategies recommended by IP and eventually adopted by the community went far beyond “bricks and mortar” and attempted to improve basic economic and social foundations of the neighborhood. The issues considered were land use, community identification, transportation functionality, pedestrian access and the overall aesthetics of the corridor.
