Town of Palm Beach
IPG was selected to provide planning and zoning services for the Town of Palm Beach. Duties include: master planning charrettes, development review, and zoning code updates. IPG also handles comprehensive planning for Palm Beach.
Cape Coral
IPG was selected to provide planning and zoning services for the City of Cape Coral. Duties include: master planning charrettes, development review, and zoning code updates. IPG also handles comprehensive planning for the City.
Cape Coral
IPG was selected to undertake the task of assessing, evaluating, and recommending Land Development Regulations (LDR’s) leading to the update and revisions, and streamlining of the content, requirements, and administration of zoning, site plan, planned development projects and similar procedural and process improvements and regulatory updates. Tasks include: Land Development Code writing.
Town of Davie
IPG has been retained by the Town of Davie to conduct a Development of Regional Impact (DRI) study for the “The Commons” development project. IPG has provided the Town of Davie the following services: building permit, zoning review, three re-zonings, architectural standards, and a DRI site plan review application.
North Bay Village
IPG serves as the City Planner for the City of North Bay Village. Duties include: development review, staff reports for the Planning and Zoning Board, and “Planner on call” services. IPG is developing design code and architectural standards for the entire City.
Homestead
IPG serves as the City Planner for the City of Homestead. Duties include development review, staff reports for the Planning and Zoning Board, and “Planner on call” services. IPG also handles all comprehensive planning and other long-range planning for Homestead. IPG has written four (4) new zoning districts for the City: Planned Urban Neighborhood (PUD), Business Mixed Use (BMU), and Technology Mixed Use (TMU).
Homestead
IPG prepared major amendments to Homestead’s Land Development Code to provide more flexibility in addressing mixed uses, neighboring infill and downtown redevelopment. The amendments were completed in 10 months and met all County and State planning requirements.
Florida City
IPG prepared a unified land development code to implement the updated Comprehensive Plan and effectively guide this hurricane-ravaged city in rebuilding “better than ever in the 21st century.” IPG continues to provide “Planner on call” services in addition to reviewing development applications and staff support for their Planning and Zoning Board.
Doral
IPG has been retained by the City of Doral for site plan review and related work in addition to writing their first comprehensive plan and land development regulations.
Wellington
IPG was selected by the Village of Wellington to provide professional planning services, including: site plan review and amendments to the Unified Land Development Code (ULDC) in this western Palm Beach County community. IPG completed review of an amendment to a Planned Unit Development and prepared a natural resources protection code for the Village. This project was completed in 9 months and within budget.
Oakland Park
IPG was commissioned by the City of Oakland Park to create two neighborhood plans: Garden Acres and Lakeside Estates. IPG was also commissioned to work on the Downtown Master Plan and Community Redevelopment Plan.
Marco Island
IPG had developed the overlay zoning standards and criteria to help guide the enhancement and redevelopment of the Elkcam Circle area of the island.
Tamarac
In order to create a main street, mixed-use area, IPG developed an overlay district for the City of Tamarac. Regulations addressed in the overlay district, included: the existing architecture, building materials, entrance features, lighting and safety, landscape and buffer treatments, signage, and an overall streetscape theme.
Tamarac
IPG prepared a corridor study intended to enrich the area with better land use strategies and physical improvements. Strategies included: land use nodes, construction of a bike/pedestrian path, cross access easements to improve circulation, design guidelines, and community identification.
Tamarac
IPG, in association with EDSA, completed the Urban Design Guidelines for the future development of the 200-acre Tamarac Commercial Park. The guidelines focused on the creation of a unique, world-class image for the Park through control of private projects and coordinated design of public corridors and spaces.
Palm Beach Gardens
IPG was selected to assist the City of Palm Beach Gardens with the review of large development projects. The project review involved the Legacy Place Project, consisting of 600,000 square feet of retail/office space and 384 apartment units. The project received final approval from the City Council. This project was completed in 10 months, and met all County and State planning requirements.
Dania Beach
IPG had crafted the zoning and design regulations to implement the Dania Beach CRA Downtown Master Plan, including the creation of new zoning districts and regulations tailored to Downtown Dania Beach.
South Miami
IPG completed a Phase II Supplement to the existing South Miami Community Redevelopment Plan for the South Miami Community Redevelopment Area. The Plan Supplement provided a Recommended Action Plan that updates and streamlines the Agency’s policies, programs, and projects, and presents long-term (15-year) revenue projections, and short-term (5-year) expenditure estimates based on an anticipated extension of the Community Redevelopment Area through the year 2020.
Lauderdale Lakes
IPG completed a Redevelopment Needs Study for Lauderdale Lakes. Lauderdale Lakes received Broward County approval to establish a CRA in February 2001.
